Interest Rate Risk in European Real Estate Finance
Interest-rate resilience depends on debt-service capacity, exposure management and realistic refinance assumptions.

Underwrite interest-rate exposure
Interest-rate risk should be underwritten, not assumed away. Financing assumptions should remain credible throughout the facility term, especially for bridge loans, development finance and commercial real estate.
The original KSCG LinkedIn publication dated 13 October 2026 discussed ECB and Bank of England policy rates at that date. Those historic figures are not represented here as current rates.
Three questions for sponsors
Can sustainable cash flow support financing costs if interest rates rise? Is fixed or floating exposure appropriately managed? Will the asset remain refinanceable if borrowing costs stay elevated?
KSCG perspective
Headline interest rates alone do not determine the quality of a facility. Leverage, cash flow, security and exit strategy need to be considered together.
